Viceroy Residences Fort Lauderdale is a luxury branded condominium planned for 201 North Federal Highway in Downtown Fort Lauderdale, between Las Olas Boulevard and Flagler Village. The approximately 500-foot, 45-story tower is being developed by Naftali Group in collaboration with Viceroy Hotels & Resorts and will contain 370 residences. Arquitectonica is responsible for the architecture, Rockwell Group for the interiors, and EDSA for the landscape design.
The project is currently in the pre-construction phase, with completion generally estimated for 2028. Sales launched in December 2024, and the original development schedule anticipated groundbreaking in 2025. The condominium forms part of a larger two-tower development planned for the site, with the 45-story Viceroy condominium accompanied by a separate residential rental tower.
The residential collection ranges from studios to four-bedroom homes, including a limited selection of penthouses on the upper floors. Floor-to-ceiling glass, private terraces, and elevated exposures are designed to provide views across Downtown Fort Lauderdale, surrounding waterways, and toward the Atlantic Ocean. The architecture incorporates curved forms and contemporary materials influenced by Fort Lauderdale’s boating and coastal character.
Residence interiors by Rockwell Group continue the nautical-inspired design through sophisticated materials, contemporary finishes, and open living spaces. Kitchens feature premium cabinetry, stone or quartz surfaces, integrated appliances, and layouts designed for both everyday use and entertaining. Smart-home technology and modern building systems provide additional convenience throughout the residences.
More than 30,000 square feet of indoor and outdoor amenities are planned. Recreational areas include two swimming pools with landscaped terraces, extensive lounge areas, and spaces designed for outdoor relaxation and social gatherings. A comprehensive wellness program will include spa facilities and a modern fitness center.
Indoor amenities provide dedicated spaces for entertainment, work, and families. Residents will have access to coworking facilities, social lounges, a game room, karaoke room, children’s playroom, and additional gathering spaces. A residents’ lounge with a full bar will provide another setting for private events and socializing.
Viceroy Hotels & Resorts will provide hospitality-inspired services intended to complement private condominium ownership. The development is also planned to incorporate dining and lifestyle components within the larger property, creating additional conveniences for residents without requiring them to leave the development.
The Downtown Fort Lauderdale location provides convenient access to Flagler Village, Las Olas Boulevard, Riverwalk, Brightline, restaurants, shopping, entertainment, and the city’s business district. Fort Lauderdale Beach, Port Everglades, and Fort Lauderdale-Hollywood International Airport are also within a convenient drive. With 370 residences across 45 stories, branded services, contemporary interiors, and an extensive amenity program, Viceroy Residences will add another major residential tower to Fort Lauderdale’s expanding downtown skyline.
