Description

Bungalow East is a boutique pre-construction condominium planned for 530 North Birch Road in Fort Lauderdale's North Beach Village, approximately one block from the beach. Developed by Merrimac Ventures, the 14-story building will contain only 34 residences, creating a low-density alternative to the larger condominium towers along Fort Lauderdale Beach. Swedroe Architecture is responsible for the architectural design, while Adriana Hoyos Design Studio is creating the interiors. The project is currently under development, with completion planned for 2028.

A distinctive feature of Bungalow East is that every residence is positioned as a corner unit, providing multiple exposures and extensive natural light. Floor-to-ceiling impact-resistant windows and doors frame views toward the Atlantic Ocean, Intracoastal Waterway, and surrounding city. Standard residences feature approximately 10-foot ceilings, private elevator access, individual entrance foyers, walk-in closets, in-unit laundry facilities, and substantial outdoor terraces measuring at least 12 feet deep. Summer kitchens extend the living and entertaining areas outdoors.

Three- and four-bedroom floor plans provide approximately 2,108 to 2,820 square feet of interior space, with larger total areas when terraces are included. Two five-bedroom penthouses of approximately 4,000 interior square feet are planned for the top of the building and include private rooftop outdoor areas. Interior improvements throughout the residences include Italkraft kitchens, Sub-Zero and Wolf appliance packages with gas cooktops, contemporary cabinetry, premium surfaces, spacious primary suites, and spa-inspired bathrooms.

Bungalow East will provide a comprehensive collection of wellness, recreation, entertainment, and social amenities. The outdoor areas include a resort-style swimming pool, Jacuzzi, yoga lawn, and landscaped relaxation spaces. Wellness facilities will feature massage treatment rooms, a sauna, steam room, cold plunge, fitness center, and movement studio. A rooftop residents' lounge will provide an additional gathering space with elevated views of the surrounding coastal area.

Other common facilities include a private residents' lounge, conference room, gaming and entertainment areas, pet spa and dog run, beauty salon, and lobby-level bistro and boutique. The development also plans to offer residents access to additional lifestyle programs, including yacht club privileges and a beach club membership associated with the nearby Conrad Fort Lauderdale Beach, subject to the terms of those membership programs.

The North Beach Village location places Bungalow East within walking distance of the Atlantic Ocean and close to the Intracoastal Waterway. Hugh Taylor Birch State Park, Bonnet House Museum & Gardens, The Galleria, Las Olas Boulevard, waterfront restaurants, luxury hotels, marinas, and entertainment destinations are also nearby. Fort Lauderdale-Hollywood International Airport, Port Everglades, and the Broward County Convention Center are accessible by car.

With only 34 residences across 14 stories, Bungalow East is designed around privacy, spacious indoor-outdoor living, contemporary improvements, and proximity to the ocean. Its all-corner-unit configuration, private elevators, oversized terraces, extensive wellness facilities, and North Beach Village setting distinguish the project as a modern boutique addition to Fort Lauderdale Beach.
