Mondrian Hallandale

Mondrian Hallandale Beach Residences is a luxury residential condominium located at 101 Diplomat Parkway in Hallandale Beach, Florida. The building was originally completed in 2022 as Slate Hallandale Beach, a high-end rental community developed by PPG Development. The completed tower contains 250 residences and is described in current Mondrian materials as a 27-story property, although original development records identify the structure as 26 stories. The building was designed by Kobi Karp Architecture and is now being converted from rental apartments into individually owned, Mondrian-branded condominium residences.

The redevelopment and condominium conversion are being led by PPG Development and BH3 Management in collaboration with Mondrian and Ennismore. Rather than constructing a new tower, the developers are repositioning and upgrading the existing 2022 building into the first standalone Mondrian-branded residential condominium, meaning the property is exclusively residential rather than a condominium-hotel. The project received a $225 million refinancing from JPMorgan Chase and Monroe Capital in 2025, prior to the condominium conversion.

Residences include one-, two-, three-, and four-bedroom floor plans ranging from approximately 859 to 3,239 square feet. The homes emphasize contemporary design with high ceilings, large windows, private balconies, modern kitchens, premium finishes, smart-home features, and in-unit laundry. Depending on their position within the tower, residences offer views toward the Atlantic Ocean, Intracoastal Waterway, golf course, and surrounding Hallandale Beach skyline.

As part of the conversion to Mondrian Hallandale Beach Residences, the property is being enhanced and repositioned with updated residential interiors, common areas, services, and amenities consistent with the Mondrian brand. More than 30,000 square feet of amenity space is planned, including a resort-style swimming pool and sundeck with private cabanas, fitness center, yoga and Pilates areas, boxing and cycling studios, spa with sauna and massage suites, tennis courts configured for pickleball and basketball, a golf simulator, wine cellar and social lounge, movie screening room, game room, children’s playroom, business center, conference rooms, podcast studio, pet-grooming station, bicycle storage, EV charging stations, and dedicated residential storage. Residents also receive concierge and valet services as well as beach club access.

The Diplomat Parkway location places the property between Miami and Fort Lauderdale, close to Hallandale Beach, Gulfstream Park, Aventura Mall, dining, shopping, entertainment, golf, and major transportation routes. Because the original tower was completed in 2022 and is being converted rather than built from the ground up, Mondrian Hallandale Beach offers buyers the opportunity to purchase within an existing building while benefiting from its current renovation, condominium conversion, and luxury-brand repositioning.
