The Delmore is an ultra-luxury oceanfront condominium under development at 8777 Collins Avenue in Surfside, Florida. The 12-story project is being developed by DAMAC International through East Oceanside Development LLC and will contain only 37 residences across approximately two acres of beachfront property. Designed by Zaha Hadid Architects, with interiors by Hirsch Bedner Associates and landscaping by CLAD, the development is currently under construction and is expected to be completed in 2029. As a new development, The Delmore has no renovation or remodeling history.
The residences are designed as expansive villa-style homes with four to six bedrooms and approximately 4,400 to more than 12,000 square feet of living space. Interiors feature high ceilings, panoramic glazing, private elevator foyers, and terraces reaching approximately 12 feet in depth. Many floor plans incorporate formal and informal living spaces, private offices, media or family rooms, large dining areas, and separate chef’s kitchens. Primary suites include generous walk-in closets and spa-inspired bathrooms finished with natural stone, steam showers, and premium fixtures. Smart-home technology, automated lighting and window treatments, integrated audiovisual systems, and private climate-controlled garages are also planned.
More than 55,000 square feet of amenities will include a 75-foot indoor swimming pool, fitness and personal training facilities, yoga and meditation spaces, treatment rooms, beauty and grooming services, children’s areas, and a business lounge with meeting and coworking spaces. The rooftop will feature a distinctive glass-bottom swimming pool suspended approximately 125 feet above the ground, along with outdoor lounges, private dining areas, and a summer kitchen.
The property will offer approximately 21,500 square feet of landscaped gardens and around 200 feet of private Atlantic Ocean frontage. Residents will have direct beach access with dedicated beach services, as well as concierge, butler, residence management, and other personalized hospitality services. The project is being developed to LEED Silver standards, incorporating energy-efficient systems, environmentally conscious materials, and design strategies focused on sustainability and resident wellness.
Located along Collins Avenue at the southern end of Surfside, The Delmore is positioned near Bal Harbour, Indian Creek Village, North Beach, and Miami Beach. Bal Harbour Shops, Surfside’s restaurants and parks, golf and recreational facilities, and the area’s beachfront walking and cycling paths are nearby, while South Beach, the Miami Design District, Downtown Miami, Brickell, Miami International Airport, and Fort Lauderdale-Hollywood International Airport are accessible by car.
