The Hemispheres is an established waterfront condominium community occupying approximately 17 acres along South Ocean Drive in Hallandale Beach. The complex consists of four high-rise towers, Ocean North, Ocean South, Bay North, and Bay South, positioned on both sides of South Ocean Drive. The individual buildings were completed between approximately 1970 and 1972 and rise about 23 stories. Sources report approximately 1,296 to 1,298 residences throughout the community.
One of the most distinctive aspects of The Hemispheres is its dual-waterfront setting. The Ocean towers provide direct access to the Atlantic Ocean and private beach, while the Bay towers face the Intracoastal Waterway and marina. A pedestrian bridge across South Ocean Drive connects the two sides of the community, allowing residents to access amenities on both waterfronts without leaving the property.
Residences range from studios to three-bedroom apartments, with sizes generally extending from approximately 545 to 1,780 square feet. Many units have balconies with direct ocean, Intracoastal, bay, or skyline views. Since the condominiums are individually owned, interior conditions and finishes vary considerably, with many residences having undergone private renovations over the decades.
The Hemispheres has undergone substantial building improvements as it has aged. A renovation program valued at approximately $32 million included concrete restoration, roof work, elevator improvements, waterproofing, and garage repairs. Hallandale Beach building-safety records also show that the applicable Hemispheres buildings passed their 40-year inspections, an important consideration for an established South Florida condominium of this age.
The community offers an unusually broad range of amenities for an established condominium, including private beach access, a marina with boat docks, heated swimming pools, tennis and pickleball facilities, basketball, fitness facilities, saunas, a putting green, billiards and recreation areas, on-site restaurants, garage and valet parking, and a courtesy bus. This combination of oceanfront and Intracoastal facilities gives residents access to boating and beach activities within the same residential community.
The four buildings are located at 1950, 1965, 1980, and 1985 South Ocean Drive. Their position near the southern end of Hallandale Beach provides convenient access to Hollywood, Aventura, Gulfstream Park, shopping, dining, and major transportation routes while preserving the character of a self-contained waterfront community.
