Description

Aman Miami Beach is an oceanfront hotel and residential development located at 3425 Collins Avenue in Miami Beach's Faena District. Currently under construction, the project combines the restoration of the historic Versailles Hotel with a new 18-story residential tower containing only 22 Aman-branded residences. The development is led by OKO Group and Access Industries, with Suffolk serving as general contractor.

The residential tower was designed by Kengo Kuma & Associates, with Revuelta Architecture International involved locally. Its architecture combines Japanese-influenced minimalism with curved forms, layered terraces, natural materials, and extensive glass. The adjacent Versailles Hotel, originally completed in 1941, is being restored as a 56-room Aman hotel with interiors by Jean-Michel Gathy of Denniston.

Construction reached a significant milestone in August 2025 when foundation work was completed and vertical construction began. By February 2026, the residential structure had reached its eighth floor. Aman currently states that the Miami Beach property is set to open in 2028, although earlier development schedules targeted residential delivery in 2027.

The residential collection ranges from two to six bedrooms and includes duplexes, penthouses, and expansive configurations designed around privacy and oceanfront living. Floor-to-ceiling glass and substantial terraces create strong connections with the surrounding landscape, with residences oriented toward the Atlantic Ocean and other exposures offering views across Miami Beach and Biscayne Bay.

Interiors emphasize natural materials, warm wood, stone, soft textures, and understated contemporary finishes. Kitchens incorporate custom cabinetry, integrated premium appliances, and generous storage, while bathrooms use natural stone and spa-inspired details. The overall design follows Aman's restrained aesthetic rather than a conventional high-rise condominium style.

Residents will have access to the wellness and hospitality facilities associated with the Aman hotel. The centerpiece is an approximately 20,000-square-foot Aman Spa, complemented by fitness and wellness facilities, swimming areas, landscaped outdoor spaces, and dining venues.

The oceanfront property provides direct access to the beach, with dedicated services expected to include loungers, cabanas, food and beverage service, and attendant assistance. Residential and hotel circulation are designed to preserve privacy, with dedicated access and service areas for condominium owners.

Aman hospitality services are expected to include concierge assistance, valet parking, security, residence management, and property maintenance. Owners will also benefit from proximity to the hotel's restaurants, lounges, wellness facilities, and other services while maintaining the separation of the private residential component.

The Faena District location places the development near Faena Hotel, Faena Forum, restaurants, galleries, hotels, and the Miami Beach Boardwalk. South Beach is located to the south, while Bal Harbour and Surfside are accessible to the north along Collins Avenue. The combination of a restored historic hotel, a limited 22-residence tower, and direct Atlantic Ocean frontage creates one of the lowest-density new branded residential developments currently being built in Miami Beach.
