Eighty Seven Park is an ultra-luxury oceanfront condominium located at 8701 Collins Avenue in North Beach, Miami Beach. Completed in 2019, the 18-story development was designed by Pritzker Prize-winning architect Renzo Piano and contains 70 residences according to the project’s official materials. The development occupies a distinctive location between the Atlantic Ocean and North Shore Open Space Park.
The project was developed by Terra Group in partnership with Bizzi & Partners Development. Renzo Piano Building Workshop led the architectural design, RDAI designed the interiors, and West 8 was responsible for landscape architecture. The building replaced the former Howard Johnson Dezerland Hotel that previously occupied the oceanfront site.
The architecture emphasizes transparency and a close relationship with the surrounding landscape. Floor-to-ceiling glass, rounded building edges, extensive terraces, and landscaped gardens allow the residences to connect visually with the ocean and adjacent park. The tower rises approximately 233 feet.
Residences feature expansive floor plans, floor-to-ceiling glass, and generous wraparound terraces. Depending on their orientation, homes provide views of the Atlantic Ocean, Intracoastal Waterway, North Shore Open Space Park, and Miami skyline.
Interiors by RDAI incorporate American oak, Italian stone, and other natural materials. Owners were offered a selection of European-influenced kitchens and bathrooms along with different interior finish packages, allowing individual residences to be customized while maintaining the development’s understated design aesthetic.
Outdoor amenities include two oceanfront swimming pools, poolside cabanas, landscaped gardens, direct beach access, and dedicated pool and beach services. The property’s landscaping was designed to integrate the condominium with the neighboring park and Atlantic shoreline.
Wellness and indoor amenities include a full-service spa, fitness center, salon, library gallery, wine bar, juice and organic-food bar, business center, and curated art and botanical displays.
Resident services include 24-hour concierge and security, valet parking, butler service, and additional hospitality-oriented assistance. The development also provides underground parking, helping preserve the landscaped character of the oceanfront property.
Eighty Seven Park is positioned at the northern edge of Miami Beach beside North Shore Open Space Park and immediately south of Surfside. Its Collins Avenue location provides convenient access to the beaches and restaurants of North Beach, with Bal Harbour and Surfside to the north and Mid-Beach and South Beach to the south.
