Casa Cipriani Miami Beach

Casa Cipriani Miami Beach is a planned ultra-luxury oceanfront development at 3611 and 3621 Collins Avenue in Miami Beach's Mid-Beach neighborhood. The project is not yet completed, with development progressing in 2026 and completion expected in the coming years. The 19-story development is planned to contain 23 private condominium residences, 36 hotel rooms, and a private Casa Cipriani members' club.

The development is a partnership among 13th Floor Investments, Midtown Equities, and the Cipriani family. Brandon Haw Architecture is leading the architectural design, with Revuelta Architecture International also involved. The approximately 342,000-square-foot project was approved by the Miami Beach Historic Preservation Board in 2025.

The architecture is designed as a contemporary interpretation of Miami Beach's oceanfront character, incorporating curved forms, extensive glazing, and broad terraces. The project combines private residences with boutique hotel accommodations, dining, wellness facilities, and private-club spaces.

The residential collection will consist of only 23 homes, with residences averaging approximately 3,900 square feet. Plans emphasize expansive interiors, floor-to-ceiling windows, substantial private terraces, and views of the Atlantic Ocean and surrounding Miami Beach area.

Interior concepts reflect Cipriani's Italian hospitality aesthetic through refined materials and contemporary detailing. Planned features include premium kitchens, spa-inspired bathrooms, private foyers, integrated home technology, laundry facilities, and generous storage. Final finishes and specifications remain subject to change during development.

Proposed amenities include Cipriani dining venues, private club and lounge spaces, a jazz club, swimming pool, spa, fitness center, wellness areas, and spaces for private gatherings and entertainment.

The oceanfront property is planned to provide direct beach access together with landscaped terraces and resort-style outdoor areas. Residents are also expected to have access to concierge assistance, valet parking, in-residence dining, security, property management, and other hospitality services associated with Casa Cipriani.

The Mid-Beach location places Casa Cipriani near the Faena District, Miami Beach Boardwalk, restaurants, luxury hotels, and cultural destinations. South Beach is located to the south, while Surfside and Bal Harbour are accessible to the north along Collins Avenue.

Because Casa Cipriani Miami Beach remains a future development, a year built cannot yet be assigned. The residence count, hotel configuration, amenities, interior specifications, and completion schedule remain subject to change as the project advances.
