Description

The Helm Design District is a new luxury mixed-use development planned for the heart of Miami’s prestigious Design District. Located at 220 NE 43rd Street, also identified as 4201 NE 2nd Avenue, the project will combine luxury condominium residences, workforce housing, offices, retail, dining, and public spaces within a major new urban destination.

Developed by Helm Equities and designed by CUBE 3, The Helm will consist of two interconnected buildings. The eastern residential tower will rise 36 stories, while the western office and commercial building will reach 8 stories. Together, the development encompasses approximately 971,760 gross square feet on a 1.89-acre site.

The residential component will include 278 residences, consisting of 162 luxury for-sale condominiums and 116 income-restricted rental residences developed under Florida’s Live Local Act. The market-rate condominium residences are expected to range from approximately 1,327 to 3,296 square feet, creating a collection geared toward buyers seeking larger luxury homes in the Design District.
The Helm will also introduce approximately 101,433 square feet of office space and 56,409 square feet of retail and commercial space. Restaurants, shops, offices, residences, landscaped areas, and pedestrian-oriented public spaces are designed to create an active environment throughout the property rather than a traditional stand-alone residential tower.

Amenities planned for condominium residents include a private rooftop swimming pool, additional pool and amenity decks, state-of-the-art fitness facilities, private resident lounges, meeting areas, landscaped outdoor spaces, and valet and concierge services. The project will also incorporate approximately 6,235 square feet of open space and 13,687 square feet of civic space.

The architectural design emphasizes a strong connection between the building and the surrounding Design District. Setbacks and terraces gradually transition the development from a pedestrian-scale streetscape to the 36-story residential tower, while expansive glazing, retail storefronts, landscaped areas, and public spaces are intended to activate the ground level.

The project is being developed under Florida’s Live Local Act, with at least 40% of its 278 residences designated as income-restricted housing. This structure allows the development to achieve greater height and density while introducing workforce housing within one of Miami’s most valuable luxury districts.

The Helm’s location places residents directly within the Miami Design District, internationally recognized for luxury fashion, architecture, art, and fine dining. Wynwood, Midtown Miami, Edgewater, Downtown Miami, Brickell, and Miami Beach are also conveniently accessible.
With 162 luxury condominium residences, a 36-story residential tower, more than 100,000 square feet of offices, over 56,000 square feet of commercial space, and extensive public areas, The Helm Design District is positioned to become a significant new mixed-use development in one of Miami’s most exclusive urban neighborhoods.
